This is truly the American Dream – building a home that expresses who you are and shows the world your creativity. As rewarding as building a home can be, it requires tremendous effort on your part and will require research not only into what kind of home you want to build but what kind of financing will suit your needs. New construction homes are a greater risk to investors and require more steps to reduce this risk.


Some of the steps you should take to locate a builder are to consult friends, family, real estate agents, and lenders to weed out the good builders. Once you have narrowed your list, it is essential to interview various builders to locate the one that is willing to fulfill your dreams. Some of the questions you may want to ask are:

  1. Are you a licensed company?
  2. What type of company is it - a sole proprietor, a corporation, or a partnership?
  3. How many homes have you built?
  4. Can I get references from past customers?
  5. What is your policy on allowances for items that we may want to upgrade?
  6. What is your policy on changes to the original contract?
  7. Are you approved with any local or national lenders?
  8. Do you use subcontractors and how reliable are they?
  9. Who are your subcontractors and what will they be doing?
  10. What type of materials do you use and are they of high quality?
  11. What is your policy with final inspections?
  12. Do you guarantee your work and is it with a warrantee?
These are just a few of the questions that you should ask a contractor. In addition to locating a contractor, you will need to choose a blueprint of a home. You may consult an architect to build a custom home or use a pre-made blueprint that can be purchased. You will also need to locate and purchase a lot where the home will be built.
